NEW Paint + Lights + Curtains = WOW!

Sometimes it's hard to picture how much a few updates can transform a space! I had these before and after pictures taken of a duplex we bought this year on Kingshighway in St Louis.

For around $2,000 we were able to make the entire space much more appealing - we had a contractor paint all the rooms in a warm greige, update the light fixtures, and hang curtains up in one bedroom and the living room. This transformation cost approximately $2000 including labor and materials - money well spent if you are selling or renting your home. :)

If you are considering selling, I can help you give your home the "wow" factor it needs for an effortless sale - a consultation is always FREE!

I love house projects and updating!

I love house projects & updating - especially seeing the difference paint can make!!  Check out these before and after shots of a home I recently sold in Glen Carbon.

Fireplace before and after: This home was built in the late 90s when brick was more popular around a fireplace.  The buyers did a whitewash paint finish that I LOVE! It really gives it a more modern, fresh look.

Island before and after:  The owners painted most of the cabinets white and chose a warm grey for the island.  Another choice I LOVE!

Chartreuse - The color I’m crushing on and the house that has it!!

Picture
Halfway between green and yellow — this fun hue can bring just the right zing as an accent wall or can be paired with neutrals to bring a modern flair.  According to Wikipedia, this color got its name because it resembled the green color of one of the French liqueurs called green chartreuse, introduced in 1764.  Who knew? :)

Check out the home I have for sale at 825 Willoway in East Alton. I totally LOVE the fresh chartreuse color they picked for their living room. It works beautifully with their wood floors and curtains.

Are professional staged photos really that important?

Picture
What’s wrong with this picture?? If you are selling your house, two things for sure!

First of all, and I can’t emphasize this enough, you must hire a professional if you are serious about selling your home. The chances are slim to none that the future owner of your home will not be online house-stalking before they actually pick the homes they want to see. If they don’t like how your home looks online, you may miss a potential sale!!

Second, staging is imperative to get top dollar. It doesn’t have to take long, and it doesn’t have to cost much! For example, let’s take the master bathroom – here are a few quick things you can do to get this room ready for photos:
  1. Have pretty much everything off your counters – For photos, my rule is hide it ALL, for showings it’s okay to have a few things out – I know you still have to live there!
  2. Make sure the towels are new, neutral, and have them match – I really like white and off-white towels for staging – no raggedy looking towels please In the picture below, check out how nice the cream towels look in the photo on the right!
  3. Hide the trash can, close the toilet seat, and keep shower products out of sight – having brightly colored stuff out is distracting.
